Our proposals include 450 new homes, 109 parking spaces (22 of which are for disabled use), private and communal wintergardens and roof terraces, amenity space for indoor leisure uses and play rooms, office, and retail space.

The Site
Located adjacent to Vauxhall underground and National Rail Stations, as well as Vauxhall Bus Station, the site is well served by public transport.
The New Bondway site falls within the Vauxhall Nine Elms Battersea (VNEB) opportunity area, now named Nine Elms on the South Bank, which has been earmarked by LB Lambeth, LB Wandsworth and the Mayor of London as an area for regeneration.

They have worked on consented schemes such as Eastbury House, and at CLS Vauxhall Square, adjacent to the site.

The Proposals
Our proposals embrace the concept of mixing different use types within the site, and will include:
- Around 450 new homes, of which 20% will be affordable, in a varied mix of unit sizes
- Office space
- Retail units at ground floor level
- A series of indoor amenity spaces for residents
- Outdoor open space in the form of a balcony or winter gardens
- Landscaped roof gardens and terraces for residents
- Sports and heath activities are promoted through the provision of an indoor swimming pool, a gym, and a multipurpose indoor hall.

Previous Proposal
What happened to the previous proposals for the site?
The previous scheme (The Octave) by Make architects was considered by the Planning Inspectorate and the Secretary of State for Communities and Local Government, but planning consent was not granted. While it was a sustainable development and had certain design merits, it lacked planned open spaces and failed to provide adequate pedestrian links to the wider public realm. Also the visual mass was seen as overbearing in relation to its surroundings.
The Development
Will you be knocking down the warehouse currently onsite, isn’t it a listed building?
The warehouse on site will be knocked down in order for our scheme to be built. Although an application was submitted to English Heritage to list the existing warehouse building, it was not granted.
How tall will the buildings be?
The north building will be 169.75m tall and the south building will be 81.7m high.
How many residential apartments will there be?
The scheme will deliver around 450 new homes onsite.
Will there be any affordable homes?
Yes, around 90 affordable apartments (20% of the total number of homes; 38 shared ownership and 52 rented) will be located mostly in the south block.
What amenity will be provided on site for residents?
There is a main roof garden above the office block which is directly connected to the communal lounge and meeting rooms. There is also a terrace at high level on the north tower; both of these are accessible to the residents of the north tower. There are an additional three terraces on the south block, at Levels 1, 2 and 11, acting as break out extensions to the indoor amenity rooms (including a multipurpose hall and games room).
How many cycle spaces will there be and where will they be located?
Our current proposals have a provision of 533 residential cycle parking spaces, 280 will be located in the basements and 253 will be located on Level 2. 30 office cycles and 16 retail cycles are located at street level.

Who are the developers of the site?
Earlier this year McLaren Property reached agreement to acquire the Vauxhall Bondway site. In November McLaren Property formed a joint venture with Citygrove to redevelop the site.
Timescale
What is the proposed timescale for the development?
We submitted a detailed planning application to LB Lambeth in this month (February 2014) and we are likely to have a decision from LB Lambeth in Spring 2014. If granted we would aim to start construction work in 2015 with completion some time in 2018.
